Compare rental cash flow, cash-on-cash return and capitalization rate using your rent and expense assumptions.
Cash invested includes your down payment, purchase costs and initial work. Operating costs include taxes, insurance, repairs, management and reserves but exclude loan payments. Cash-on-cash return excludes appreciation, principal paydown and tax effects; cap rate uses operating income before financing. Vacancy is an input, not a market forecast.
A worked example
Example inputs: monthly gross rent = 2000, cash invested upfront = 100000, vacancy allowance (%) = 5, monthly operating costs = 500, monthly loan payment = 800, property purchase price = 300000. Annual cash-on-cash return (%) = 7.2.
