Using Net effective rent calculator
Effective monthly rent = (total contracted rent − concessions) ÷ lease months.
This averages stated concessions across the lease. It does not change the payment due each month or include deposits, utilities or fees.
A worked example
With total contracted rent = 24000, total concessions = 2000, lease months = 12, the effective rent per month is 1,833.33 (rounded to two decimal places).
