Using Property management cost calculator
Management cost = collected rent × management percentage + fixed monthly charges.
Use the actual charges in your agreement. This excludes leasing fees, repairs, vacancy, and other one-time costs unless you separately include them.
A worked example
With monthly rent collected = 2000, management percent = 8, fixed monthly charges = 25, the monthly management cost is 185.00 (rounded to two decimal places).
